Our keen understanding of CRE and our close relationships with appraisers, capital sources and developers, allows us to understand and quickly identify opportunities and potential funding structures, resulting in the best transaction terms possible.

We have advised, sourced, and placed capital for our clients by raising senior debt, stretch senior debt, mezzanine finance, PACE, and preferred equity. Bender-Carey Capital has also sourced Joint Ventures Partnerships for clients to assist in progressing projects.

Real Estate Bridge & Construction


A construction loan is a short-term loan used to finance the building of a real estate project. The builder takes out a construction loan to cover the costs of the project before obtaining long-term funding. A bridge loan is a short-term loan used until a company secures permanent financing or removes an existing obligation. Real Estate Mezzanine & preferred equity


Mezzanine financing is a hybrid of debt and equity financing that gives the lender the right to convert the debt to an equity interest in the company in case of default, generally, after venture capital companies and other senior lenders are paid. Both Mezzanine debt and preferred equity can be effective tools to provide a borrower or sponsor with higher levels of leverage at a lower cost than common equity. In return, investors get a more secured position relative to the equity but a higher yield for their additional risk in being subordinate to the senior loan.
